Commercial Lease Covenant
RPS Island is a professionally managed commercial center dedicated to maintaining a high standard in service, appearance, and clientele. We ask that all potential renters follow several rules, listed below, in order to help maintain this high quality atmosphere and encourage customers to return time and again.
DISCLAIMER: All terms and conditions of service set forth by Linden Lab, in their official Terms of Service (TOS), Community Standards and in all official blog posts, forum posts or other official statements regarding policy publicly announced in any medium of their choosing, must be adhered to first and foremost prior to the application of the covenant set forth below. Under no circumstances does the management of RPS Island permit any behavior or actions not permitted by the Linden Lab TOS or publicized policy.
Appearance of Parcel
All building done on a parcel is to maintain a 'professional appearance', so that one may envision seeing it in a high-end outdoor mall, a corporate district of a city, or other refined and professional location (with, of course, allowance for creative variety along timelines or fictional genres). "Used car lot" or "super neon" type builds will not be welcome.
Parcels are not to contain sandboxes or other potentially messy workspaces at any elevation below 500 meters. Landowners are welcome to keep a sandbox or workspace at high elevation, but should keep their ground-level presentation clean and professional.
In the interest of helping neighbors retain privacy in their skyboxes, permitted skybox elevations will be as follows:
All odd-numbered (1, 3, 5, 7, 9, 11, 13, 15) parcels will be allowed building at the elevation range of 750 to 1500 meters
All even-numbered (2, 4, 6, 8, 10, 12, 14, 16) parcels will be allowed building at the elevation range of 1750 to 2500 meters
All building at 500 meters and below will be allowed to all individuals - there should be no privacy expected at such elevations and skyboxes or other builds may appear right next to each other.
All building at above 2500 meters (starting at 2750) is reserved exclusively for the central area of RPS Island and is where management will keep its own offices, skyboxes, etc.
The elevation ranges of 500 - 750 meters, 1500-1750 meters, and 2500-2750 meters are off limits for all builders and exist as 'privacy buffers' between build-elevation ranges.
While terrain manipulation is allowed, all ground-level builds must be accessable from the connecting sidewalk at the parcel's edge - and no terrain manipulation may deform the terrain level outside of the landowner's own parcel. It is therefore recommended that landowners do not manipulate terrain at the very border of their parcel, but rather leave a several meter buffer between parcel edge and any terrain manipulation that is done.
There is no hard limit on the use of store signage, particles, or building height. However, it is relevant to note again that all builds should retain a refined, high-end, professional appearance and are bound by this covenant to do so.
Any use of floating text on any object is to be done in a way that prevents the floating text from being seen from the neighboring parcel. Unfortunately, floating text is visible through walls, parcel barriers, etc. and so must be manually managed so as to not infringe on another landowner's presentation and/or property.
RPS Island is a Mature region, not an adult region. Presentations, textures, etc are expected to reflect such.
Because of the nature of RPS Island as the headquarters of a premiere Second Life Role Play System (RPS), landowners are prohibited from actively advertising other role play or combat systems on the region. Advertising for systems such as SpellFire, DCS, CCS, XRPS, LaRPS, GCS, etc. is all prohibited.
Lag Prevention
Under no circumstances will any landowner be permitted to use any sort of 'temp rezzer' that provides a 'permanent' set of temporary prims on any land parcel. Should a landowner have a vendor or display-type object that allows for the rezzing of an item for display to the customer, such is permitted - so long as the temporary object is allowed to expire and disappear at it's normal expiration (about 90 seconds) and will remain gone until and unless a customer requests to see the item again through a touch or verbal interaction with the object or vendor.
The use of textures of greater size than 512 pixels x 512 pixels is expressly forbidden. Where possible, it is strongly requested that even smaller textures be used, so as to facilitate fast-loading times for customers. The more quickly a customer is able to see your product, the more likely they are to stick around, shop, and purchase. Texture size is a balance between high-quality and low-lag. A size of greater than 512 x 512 should never be needed.
Any scripted object with an 'at-rest' (as in not actively being engaged by an avatar) script-time of 0.050+ runs the risk of, at discretion, being removed from the region. RPS Island Management will always notify a landowner of any particularly onerous scripts before requiring removal, but we must stand by a policy of retaining only well-scripted, low-lag items in region in order to allow all individuals to fully benefit from the region. Examples of scripts that may (or may not, depending on quality of script) cause issues are: sim radars, security orbs, and pets/animals with random movement.
General Attitude and Courtesy
RPS Island is a rental area, allowing twelve spaces to different individuals who are bound to have different personalities and life-philosophies. All land owners are expected to act with an attitude of, at minimum, professional courtesy toward one another regardless of the strength or variety of differences experienced. The same is expected of land owners toward visitors to the region, regardless of which property or area they are visiting.
Shouting and/or the use of objects that shout in public chat is prohbited.
Chat-spamming is prohibited.
AeonVox takes a strong stance in respecting and protecting the intellectual and creative property rights of ourselves and of others. Any individual found to be participating in theft (use of copybot, reselling of items that are not to be resold, etc) or immoral business (selling of freebies or false products), whether such scams or thefts are perpetrated on RPS Island or not, will have their land-owner privileges (if any) revoked and find themselves banned from RPS Island.
The use of vehicles in the region is generally disruptive and heavily discouraged.
Cancellation and/or Termination of Lease
Should any land owner break any of the above regulations and remain unrepentant about falling into line, their lease will be terminated and no refund given for time lost.
Should any land owner wish to break their lease early, an early termination fee of 50% of remaining cost will be retained, the rest refunded.
Leases are fully transferrable and may be either a) applied to a new leasee coming in to take over the remaining lease of the leaving avatar (cost of taking on the remaining lease is to be negotiated between the two parties, RPS Island management will not be involved in such, only in actually transferring ownership over) or b) applied for the same avatar to a different AeonVox owned property, whether on RPS Island or elsewhere.
Change of Contract
This contact may be updated, amended, changed, or replaced by AeonVox at any time at our sole discretion. Should a change be made, the new contract will be made available to all land owners at least 7 days prior to the new contract taking effect. Any land owner affected by the changes will be expected to take the 7 days to come into compliance with the new terms or resolve their situation and vacate their leased property. In cases where a new contract causes a land owner to wish to vacate their leased property, refund of remaining term will be granted in full rather than subject to the normal 50% penalty.
